BRIEF
The aim was to maximise the development of the commercial site primarily for apartment use, but also with the addition of a shop on the street level. The apartments also needed to be cost effective, attractive, efficiently designed and gain the support of the local council.

OUTCOME
Eight two-bedroom apartments and four one-bedroom apartments were configured ranging in size from 62m2 to 73m2 including balconies.

The shopfront entry is central to the frontage and apartment entry is to the right. The lift and stair core are centrally located to reduce the length of upper corridors and thus make the floor layouts as efficient as possible.

The ground level carpark of eight parking spaces is accessed from the rear laneway. Provision was made for apartment storage, a bin room, bicycle racks, and rainwater tanks.

The façade is articulated to consider the rhythm of the adjacent shopfronts. The upper level is set back to reduce the perceived bulk of the apartments as seen from the street. The upper rear form is set back to reduce overshadowing to the neighbours’ open space to the rear.
